Karl Baedeker is the founder of GroundHaven, a U.S. Army veteran, and a property-management leader whose career spans field services, process improvement, executive operations, application development, and AI implementation.

His work has ranged from building a Quality Control department and internal operating systems to leading regional property-management teams. Across those roles, he has focused on understanding how work actually happens, identifying what the evidence supports, and turning that understanding into practical improvements.

GroundHaven applies that experience to consulting, capability building, implementation, and scoped virtual staffing. The starting point is the operating problem and the result worth pursuing.

Field services & quality control

Learning the operation from the ground up.

Karl began in vendor management and inspections management for a large national field-services operation. The work put him close to the details that determine service quality: work orders, pricing, inspections, vendor performance, customer expectations, and the handoffs between teams.

An assignment to evaluate the Quality Control process grew into building and managing a formal department. During that work, he developed his first web application—a system for creating, submitting, reviewing, and managing property-service bids. The system supported eight-figure revenue within that operation.

Process improvement & risk management

Fixing the process behind the problem.

For roughly four years, Karl worked across departments, often serving as the temporary manager while evaluating and redesigning the operation. His assignments included Vendor Recruiting, call-center operations, Quality Control, Risk Management, and helping establish a resident-experience department.

Formal coursework and training in Lean Six Sigma strengthened his approach to measurement, root causes, and process design. He also built an application to track vendor location and availability for urgent field assignments. Scrum training informed an iterative development approach: build around the people doing the work, release something useful, test it, and improve it.

Executive property operations

Taking responsibility for the whole operation.

Karl later moved from national maintenance and field services into regional property management in the Midwest. He oversaw the broader team and held executive decision-making authority across resident operations, maintenance operations, staffing, technology, client delivery, and day-to-day performance.

At that level, his work connected process design to organizational accountability: redesigning resident and maintenance workflows, clarifying ownership and controls, and developing custom AI-enabled applications around the business’s needs.

Application development & applied AI

Building systems that can do the work.

An early, daily user of ChatGPT, Karl brought years of workflow design and application development to his work with AI. His projects have included an automated sales agent, email triage, an AI recruiting system, and autonomous agents that perform substantial portions of administrative work within defined workflows.

These systems can review incoming information, communicate, interact with business tools, and complete tasks within established rules. The workflow defines the work; the harness supplies the tools, context, controls, and escalation paths; AI executes. Decisions that require human judgment return to the team.
